Documentation Requirements

Design Brief

For Example, RIBA Stage 1, Pre-design or Development Approval.

Minimum Required Documentation:

  • Design Brief Information: Function/s and Estimated size are all that is required for a Target Setting LCA study.
  • A list of any environmental strategies the design team are interested in so these can be explicitly modelled as design scenarios.

Desirable Documentation:

  • Area Schedule: Area schedule by Function.
  • Use Planning: Intended use or occupancy data.  Eg hours, number of occupants etc.

Concept design

For Example, RIBA Stage 2, Development Approval, Green Star Design Review

Minimum Required Documentation:

  • Initial Plans: Early design layouts may be enough to facilitate the initial detailed LCA study however it is recommended that Architectural and Structural documentation is relied on.
  • A list of any environmental strategies the design team are interested in so these can be explicitly modelled as design scenarios.

Desirable Documentation:

  • Design Brief Information: Function/s and Estimated size are all that is required for a Target Setting LCA study.
  • Structural: 3D Structural Model (Revit, IFC, gbXML, Sketchup, ArchiCAD) OR Structural Drawings.
  • Architectural: 3D Architectural model OR Architectural Drawings.
  • Materials: Quantity Take-off, Bill of Quantities OR Cost Plan.
  • Equipment: If available the intended specs of HVAC systems (Fuel sources, efficeincy / EER / COP, energy recovery systems etc), Lighting fixtures and controls, onsite generation, water heating technology etc.
  • Energy Modelling: Including thermal control, hot water, lighting, vertical transport and other building integrated systems.
  • Water Modelling: Building Water Usage Modelling.
  • Area Schedule: Area schedule by Function.
  • Other Design Docs: Hydraulic, Elec. Struct. Engineers drawings and reports.
  • Use Planning: Intended use or occupancy data.  Eg hours, number of occupants etc.

Detailed Design

For example RIBA, Green Star draft final LCA and points estimate:

Minimum Required Documentation:

  • Structural: 3D Structural Model (Revit, IFC, gbXML, Sketchup, ArchiCAD) OR Structural Drawings.
  • Architectural: 3D Architectural model OR Architectural Drawings.
  • Energy Modelling: Including thermal control, hot water, lighting, vertical transport and other building integrated systems.
  • A list of any environmental strategies the design team are interested in so these can be explicitly modelled as design scenarios.

Desirable Documentation:

  • Design Brief Information: Function/s and Estimated size are all that is required for a Target Setting LCA study.
  • Equipment: If energy modelling information is not available information on the equipment is necessary such as intended specs of HVAC systems (Fuel sources, efficeincy / EER / COP, energy recovery systems etc), Lighting fixtures and controls, onsite generation, water heating technology etc.
  • Water Modelling: Building Water Usage Modelling.
  • Area Schedule: Area schedule by Function.
  • Other Design Docs: Hydraulic, Elec. Struct. Engineers drawings and reports.
  • Use Planning: Intended use or occupancy data.  Eg hours, number of occupants etc.

Highly Desirable:

  • Materials: Quantity Take-off, Bill of Quantities OR Cost Plan.

Construction and Handover

For example RIBA Stage 5 and 6, final Green Star submission.

Minimum Required Documentation:

  • Structural: 3D Structural Model (Revit, IFC, gbXML, Sketchup, ArchiCAD) OR Structural Drawings.
  • Architectural: 3D Architectural model OR Architectural Drawings.
  • Energy Modelling: Including thermal control, hot water, lighting, vertical transport and other building integrated systems.
  • Water Modelling: Building Water Usage Modelling.
  • A list of any environmental strategies the design team are implementing or interested in so these can be explicitly modelled as design scenarios.

  • Area Schedule: Area schedule by Function.
  • Other Design Docs: Hydraulic, Elec. Struct. Engineers drawings and reports.
  • Use Planning: Intended use or occupancy data.  Eg hours, number of occupants etc.

Highly Desirable:

  • Materials: Quantity Take-off, Bill of Quantities OR Cost Plan.

Use Phase

For example, RIBA Stage 7 or in-use audit.

Minimum Required Documentation:

  • Structural: As built 3D Structural Model (Revit, IFC, gbXML, Sketchup, ArchiCAD) OR Structural Drawings.
  • Architectural: As built 3D Architectural model OR Architectural Drawings.
  • Actual energy and water use: From Building Management System, Utility Bills or similar.
  • A list of any environmental strategies the design team are implementing or interested in so these can be explicitly modelled as design scenarios.

Desirable Documentation:

  • Design Brief Information: Function/s and Estimated size are all that is required for a Target Setting LCA study.
  • Energy Modelling: Including thermal control, hot water, lighting, vertical transport and other building integrated systems.
  • Water Modelling: Building Water Usage Modelling.
  • Equipment: If available the specs of HVAC systems (Fuel sources, efficeincy / EER / COP, energy recovery systems etc), Lighting fixtures and controls, onsite generation, water heating technology etc.
  • Area Schedule: Area schedule by Function.
  • Other Design Docs: Hydraulic, Elec. Struct. Engineers drawings and reports.
  • Use Planning: Intended use or occupancy data.  Eg hours, number of occupants etc.

Highly Desirable:

  • Materials: Quantity Take-off, Bill of Quantities OR Cost Plan.
